| Mid-spring 2008, my wife and I learned that we would have to quickly sell our house and relocate from Austin to the Northwest. We were very concerned about the state of the real estate market, our ability to sell our home in timely fashion, and how to get the best and fairest sales price for our home. Denny readily understood our goals and concerns and recommended specific steps to make our sale as painless as possible. Because he is a real estate broker, as opposed to an agent working for a broker, he has expert knowledge and was uniquely focused on our needs. Denny did a great job of educating my wife and I on the housing market in our immediate area and was able to explain how comparable properties would show in relationship to our home. More importantly, although he recommended a lower listing price than we initially thought was appropriate - his thorough knowledge of the Austin market made us feel very comfortable with the listing price he recommended. In fact, he convinced us to list our house for more than he originally suggested given the particular benefits of our home. Additionally, Denny has a great eye for what will help a home to "show well" to prospective buyers. He never made us feel like we needed to jettison our personal taste or decoration of our home. After all, we had to live in it while it would be on the market. Instead, he made actionable suggestions on how to make our home more inviting to prospective buyers - specifically, moving and removing some furnishings and personal items to highlight our home's strengths and create a space where buyers could see their own belongings. He was never pushy - he gave his opinion once - and then that was it. In the end, we listened closely to Denny. With a little bit of new paint here and there, a good cleaning of the inside and outside of the home, and a fair listing price - we dived into the market on a Sunday night. Literally, 48 hours later and about eight showings of the home on Monday and Tuesday, we received three offers...at or above list price. These impressive results clearly proved to us that Denny knew what he was doing. Also, Denny carefully guided us through the negotiations and helped to expedite a successful, smooth closing. Because of his excellent advice and extra-effort, we sold our home on time and at the right price. It has been a few months since closing and we are just as happy and pleased with his service as we were the day we sold our home. |
